What an audit actually finds
A real audit combines a blower door test, duct leakage testing, and often an infrared camera walkthrough to find air leaks, missing insulation, and duct losses that are completely invisible during a normal walkthrough. It turns vague complaints like "this room never feels right" into a specific, fixable cause.
The gear
A blower door depressurizes the house to measure total air leakage. A duct blaster does the same thing for the duct system specifically. An infrared camera shows temperature differences on surfaces, which often reveals missing insulation or air leakage paths that are otherwise invisible.
Reading the report
A good report ranks findings by actual impact, not just by what is easiest to fix. The best auditors will tell you plainly which item on the list matters most for your money and comfort, not just hand you a checklist and walk away.
When it is worth it
Before a big-ticket HVAC replacement, before a major renovation, or any time a house has a persistent comfort problem that has not responded to smaller fixes, an audit pays for itself by making sure the money goes toward the actual problem instead of a guess.
